What Should I Fix Before Selling My House in Kitchener-Waterloo?

By Chris Gehl and Dave Tidd, REALTORS, LoveThatHouse. Published November 1, 2026.

The short answer: fix the small things a buyer will notice in the first five minutes, repair anything that would show up on a home inspection, and leave the big renovations alone. Most sellers in Kitchener-Waterloo get the best return from cleaning, decluttering, fresh paint and a short list of minor repairs, not from a new kitchen. The goal is not to make your home perfect. It is to remove the reasons a buyer would hesitate or lower their offer.

Start with what buyers see first

Buyers decide how they feel about a home very quickly, and small problems get read as signs of bigger ones. A dripping tap or a burnt-out bulb does not cost much to fix, but left alone it makes a buyer wonder what else was skipped. The usual first pass:

  • Replace burnt-out bulbs and make sure every light switch works.

  • Fix dripping taps, running toilets and slow drains.

  • Tighten loose door handles, cabinet pulls and railings.

  • Patch nail holes and scuffs, then touch up or repaint in a light neutral colour.

  • Re-caulk around tubs, showers and kitchen counters where the old caulk has yellowed or cracked.

  • Tidy the front entrance: sweep, trim, put down a new mat, make sure the doorbell works.

None of this is glamorous, but these are the repairs that pay for themselves because they change how the whole house feels.

Fix what an inspection would find

Most buyers either get a home inspection or ask questions that amount to one. It is better to deal with known issues before you list than to negotiate them after an offer comes in, when the buyer often asks for more than the repair costs.

Common items worth addressing before listing:

  • Roof leaks, missing shingles or damaged flashing.

  • Water stains on ceilings or in the basement, and the source behind them.

  • Grading and downspouts that send water toward the foundation instead of away from it.

  • Electrical issues such as open junction boxes, ungrounded outlets or a panel that needs attention.

If you are not sure what an inspector would flag, a pre-listing inspection is one option. It costs money up front, but it lets you decide what to fix on your own terms rather than reacting to a buyer's list.

What you usually should not do

This is where sellers lose money. Big projects done right before a sale rarely return what they cost, and they delay your listing.

  • Do not renovate the kitchen or bathrooms. A full renovation is expensive, takes weeks, and the buyer may not share your taste. Paint, new hardware and a deep clean do most of the work for a fraction of the cost.

  • Do not replace flooring unless it is damaged. Worn carpet can be cleaned or, in some cases, removed to reveal hardwood. Replacing good flooring to match a trend is seldom worth it.

  • Do not finish an unfinished basement. Buyers will pay something for the potential, and finishing it to someone else's standard is a gamble.

  • Do not over-landscape. Trim, mulch and mow. A new patio or fence rarely pays back.

If a project will take more than a couple of weeks, talk to us before you start.

How to decide what makes the list

Every home is different, so we walk through the house with our clients before anything is scheduled and look at three things:

  1. What will a buyer see and react to? Those items go to the top.

  2. What would come up on an inspection or in a buyer's questions? Those come next.

  3. What is the cost compared to the likely effect on price and time on market? If the math does not work, it comes off the list.

This is also where staging comes in. Our stager, Susan Gehl, sees the home before it is photographed, and her advice often replaces repairs you were worried about with simpler changes in furniture, lighting and layout. Staging, professional photography, video and a 3D iGuide tour are all included at no additional cost when you list with us, so the money you do spend can go toward repairs that matter.

A note on disclosure

Fixing a problem is one option. Disclosing it and pricing for it is another. Ontario sellers have obligations around known defects, and the right approach depends on the issue. If you are unsure whether something needs to be repaired, disclosed or both, ask us, and confirm the legal side with your lawyer.

We will tell you what to leave alone

Part of our job is saving you from spending money that will not come back. If you are thinking about selling this winter or next spring, request a free home evaluation on our website and we will walk through your home with you and put together a short, honest list. Or call Chris at 226-338-6840 or Dave at 519-501-9540.

Kitchener or Waterloo: Which City Should You Buy a Home In?

By Chris Gehl and Dave Tidd, REALTORS, LoveThatHouse. Published October 15, 2026.

The short answer: both are good places to live, and most people choose based on commute, budget and the feel they want from their street rather than on the city name. Kitchener is the larger of the two, with more neighbourhoods to choose from and generally more variety in price. Waterloo is smaller, shaped by its two universities and its tech employers, and tends to attract buyers who want to be close to those. Because the two cities share one border, one transit system and one housing market, the right answer is usually a neighbourhood, not a city.

Here is how to think it through.

They are more alike than different

Kitchener and Waterloo grew into each other decades ago, and most people cross the line between them without noticing. They share:

  • One regional government, Waterloo Region, which handles police, transit, waste and the major roads.

  • The ION light rail, which runs through both downtowns and connects Conestoga Mall in the north with Fairway Road in the south.

  • One real estate market. Buyers and sellers routinely look at homes on both sides of the line.

So the question is less "which city" and more "which part of the city."

What Kitchener offers

Kitchener is the bigger city and the historic industrial heart of the region. That history shows in its housing. You will find century homes near downtown, post-war bungalows in mid-century neighbourhoods, and newer subdivisions on the edges. The variety is the main appeal.

  • Downtown Kitchener has seen major investment in the past decade, with tech offices, condos, restaurants and the central transit hub for GO and VIA trains. It suits buyers who want to walk to work or to the train.

  • Established neighbourhoods such as the areas around Westmount, Stanley Park and Forest Heights offer mature trees, larger lots and a settled feel.

  • Newer areas in the south and west, including Doon and Huron Park, appeal to families who want newer homes, schools and parks together, with quick access to Highway 401.

Kitchener generally gives you more choice at more price points, which matters if your budget is a tight fit.

What Waterloo offers

Waterloo is smaller and is defined by the University of Waterloo, Wilfrid Laurier University and the tech companies that grew up around them. Uptown Waterloo is a compact, walkable core with a strong main street.

  • Uptown and nearby streets attract buyers who want to walk to shops, restaurants and the ION.

  • West Waterloo, including areas such as Beechwood and Laurelwood, is popular with families for its schools, trails and newer housing.

  • Near the universities, you will find student rentals mixed with family homes. That can be great for investors and less ideal for someone wanting a quiet street, so look closely at the block, not just the postal code.

Waterloo tends to have fewer older homes and a narrower range of housing types than Kitchener, and buyers often find prices a little higher in certain family neighbourhoods. That is a general pattern, not a rule, and it changes street by street.

Questions that usually decide it

  • Where do you work, and how do you get there? If you commute to Toronto, being near the Kitchener GO station or Highway 401 may matter most. If you work at the universities or in the north end tech offices, Waterloo may save you time every day.

  • What kind of home do you want? Century home with character? Kitchener has more of them. Newer build with an open floor plan? Both cities have options, often on their outer edges.

  • Who lives in the house? Families usually put schools, parks and quiet streets first. Young professionals often want walkability and transit. Each city has neighbourhoods for both.

  • What is your budget? Prices vary more by neighbourhood and home type than by city. Looking at both cities widens your options without changing your commute much.

Do not forget the neighbours

Cambridge, Guelph, Stratford, and the townships of Wilmot and Woolwich are all within a reasonable drive. Buyers who want more space or a small-town feel often end up in places like Baden, New Hamburg, Elmira or St. Jacobs. If you are flexible on location, it is worth a conversation before you narrow your search.

How we can help

We work in both cities and show homes across the region every week. If you are weighing Kitchener against Waterloo, we can walk you through the neighbourhoods that match your budget and your daily life, and tell you plainly when one fits you better than another. Call Chris at 226-338-6840 or Dave at 519-501-9540, or request a free home evaluation on our website if you have a home to sell first.
